PROPERTY HISTORY. The Old Courthouse Glengarriff is reputed to be one of the oldest houses in the area, it dates back to the early 19th century when all land and dwellings in the area formed part of the "Barony estates. It was used as the courthouse for the local judiciary until the 1940's. It was then sold and became a private home/bed and breakfast. I purchased the house from that same owner in 1994, it was a reluctant sale by the lady, who sadly had be involved in a car accident and could no longer continue to live in her home. When I bought the "Courthouse" it was in need of complete restoration, This I did over a period of two years, Taking into consideration its dual role as a home and a commercial property. Firstly it was necessary to enhances the foundations by establishing a damp course, this was done at the same time as the house was extended.

All the exterior/interior walls have been re- built with thermal blocks for maximum warmth and heat retention. What was a small house with no modern facilities such as central heating , mains water, double glazing. Is now a large fully modernised, [while retaining all original features] Family home with an excellent business potential. AS A COMMERCIAL PROPERTY.

The commercial potential of the old courthouse is still to be tapped. It's history as a commercial property goes back to the previous owner who prior to her accident ran a successful b & b. catering for both tourist and golfers. The positioning of the house being right on the main Bantry to Beara road and opposite the Glengarriff golf course brought a constant and regular flow of guests. After the renovations the accommodation doubled going from three single rooms with a shared bathroom to a large Four double an-suite bedroom house. A self contained two double bedroom apartment that is wheel chair friendly and has it's own entrance And parking. Thus the business doubled when I re-opened back in 2000. The public rooms are large and numerous, with an upstairs room that is to die for being large in size and looking out over the golf course .

AS A FAMILY HOME

The design of the courthouse provides a very spacious family home. All four large bedrooms have private en-suite facilities that includes large showers sink and toilet, so no more waiting for the shower or loo. The living rooms are large and airy allowing for groups of people to be in the same room at the same time and not feel crowded, spaces is essential. The apartment has many uses, I am at the moment letting it out on a six-month at a time lease, this is convenient for me. But I did up till a few years ago let it out as a holiday apartment on /2 weekly bases, both provide a steady income that is tax free. The other use it has could be as a granny flat, a parent apartment, or if money no object an apartment for friends to stay when they come to visit.

AS BOTH HOME AND BUSINESS

This combination works for me though not at it's full potential I let the flat and live in the house it makes my life easier however, this could be reversed and a small elegant hotel restaurant could be developed with the apartment used by the owners. There are many possibilities for the Old courthouse, for it's size and pivotal position it is under used. I now wish to down-scale and enjoy my latter years and it would be nice to know that what I created will give others as much pleasure as it has me.
